To boost the operational performance, United Consulting was appointed to carry out operations assessment & strategic review of a 4-star city hotel in Tirana, Albania. In-depth departmental review, together with data analysis, was carried out with focus on income generation and cost control. In addition, hotel digital presence & activities, brand fit & value, lease partnerships and property condition were assessed. A total of 23 recommendations / action points for improvement were identified with positive impact on profitability and asset value.
Following thorough the successful implementation of those actions points, a management contract was successfully signed.

We have delivered all the components linked to the development of the tourism and resort component as follows:
Stage 1: Configuration of the Master Plan and development plan of 2/3rds of the Tourism plots, comprising 1340 residential tourism units to be run by Hospitality Operators (architecture, technical briefs, & interior design briefs, project management briefs, phasing and execution.
Stage 2: Establishment and definition of the legal framework that would allow to individuals to buy units with independent title deeds (thus enabling mortgaging the property) and its allocation under hospitality operation.
Stage 3: Marketing of the projects and signature of 8 Management contracts with main Hospitality groups both foreign (Rezidor, Golden Tulip, Best Western, World Hotels) and domestic (Hivernage, Kenzi Hotels, Crystal).

In-depth departmental review, together with data analysis, was carried out with focus on income generation and cost control. A total of 24 recommendations / action points for improvement were identified with positive impact on profitability and asset value.

A high profile acquisition of a 5 star hotel (187 keys) in Portugal where United Consulting was appointed by buyer side to carry out due diligence in relation to the opportunity. Our assessment focused on evaluation of the deal attractiveness by assessing operations and highlighting property specific topics, critical issues and upside opportunities. Following on-ground inspections and assessment of financials, investment recommendation was provided with a relevant bid strategy.
